Conor Commercial Real Estate has leased the 151,000-square-foot Executive Commerce Center in Prospect Heights, Illinois, to two tenants. Syncreon, a third-party logistics provider for Samsung, leased half of the building for warehouse and distribution space, and Plitek, a manufacturer of precision die cut components and converted materials, leased the remaining half.

“New Class A industrial product with proximity to Palatine Road and the Tri-State Expressway in the north O’Hare submarket is supply constrained,” stated Brian Quigley, Executive Vice President at Conor. “In addition to logistical advantages, the project provides our tenants with a custom build out and a host of nearby amenities including hotels, restaurants and Executive Airport.”

Executive Commerce Center’s central location makes it ideal for tenants looking for easy access to industrial markets in O’Hare, Cook County and Lake County. The region offers a quality labor market for both professional and unskilled labor.

The site also boasts logistical advantages with convenient access to major highways and the surrounding metropolitan area, making it ideal for users with a heavy distribution focus. The center sits just five minutes from I-294 and 15 minutes from I-94 and Route 53 to I-290/I-355.

In addition, it is located 1.3 miles from the Prospect Heights Metra Station and 15 minutes from O’Hare International Airport. Its positioning next to Chicago Executive Airport also provides tenants with the option for private aviation.

Completed in 2020, the development incorporates 151,000 square feet on a 10-acre site. The building features a 32′ clear height, 52′ x 56′ column spacing, 7″ concrete floors, 35 truck docks, two drive-in doors and a 60′ speed bay. The site also offers tenants a Class 6B tax incentive.

The design-build team of McShane Construction Company and Ware Malcomb provided design and construction services for Executive Commerce Center.

Conor was represented in the lease transactions by Mike Sedjo and Ben Dickey of CBRE.
